Colony Cove Buyer Information

Colony Cove is a resident owned active friendly 55 and over senior community.  The park is self governed, well managed, well maintained, and is a financially sound community. It is a few miles from the Gulf on Florida’s Cotee River.

A park owner’s membership share is available for each home in the park, should a homeowner decide to become a shareholder in the Co-op.  Share cost is $55,000.

2023 fees  - Shareholders in the park pay a fee of $270 per month, plus their annual property tax bill. Homeowners not invested in the park (not a shareholder) pay $546 for land rental and park fees plus an annual pass-through property tax of

Approx $716.

The park fees cover water, sewer, twice weekly trash pickup, lawn service, basic cable service and on an as available basis, Marina and Storage Compound spaces.  Dogs and cats are allowed with some restrictions.

Buy a Home or Become a Seasonal Renter

Buy Home - Buy an affordable pre-owned Mobile home or buy and install a new manufactured home, with or without a $55,000 share.  Park is resident-owned by shareholders. As the owner of a home, you may be a shareholder or not.  Shareholders own the park.  Shareholders participate in regularly scheduled elected board meetings related to the governing, finances and control of the park and its maintenance.  

Rent Home - Seasonal  - Rent an economical Co-op owned mobile home or other homes on a seasonal basis. Option available to apply a significant portion of a season’s Co-op rental payments to the purchase of a Co-op owned home.

Seasonal Rentals - Colony Cove also has 8 apartments available for seasonal rental.

Colony Cove has had an extremely high demand for homes in our over 55 community.  We attribute this to the unusual number of activities available as well as our well managed and maintained park.  Additionally, we are only a few miles from the Gulf on the Cotee River.  

We don’t have a large number of homes available right now, but we do often know of  upcoming homes that are going to be listed soon.

For now, check out the homes for sale that we have and also get listing broker information by phone.  Bookmark the site and then visit or phone us every few weeks or so, checking for any new listings.  For those homes being sold directly by owners, we should be able to provide you with their phone number.  Additional general information on homes and related information are noted on the HOMES FOR SALE page

Most homes are being sold through a realtor.  Realtor contact  information can be provided through our office. The realtor will likely have a site with pictures and information.
